DEVELOPMENT TRACK RECORD

The team has successfully managed the construction of a new Premier Inn hotel in the South West.

The team has successfully secured planning and constructed a new rooftop venue for the tenant of an existing asset.

The team has developed a new hotel in Scotland, managing the process through the Covid Pandemic. The site was previously a redundant, dilapidated hotel, with the new hotel dramatically improving the ESG credentials.


ASSET MANAGEMENT TRACK RECORD

The team has successfully surrendered an existing Hotel Management Agreement and restructured and let to Easy Hotels on a 25 year lease. As part of the new lease the building was upgraded to provide enhanced green credentials.

The team has successfully developed an additional floor to the building on behalf of an existing tenant which resulted in an increase of £60k of annual income. The strategy also involved the renegotiation of the lease to the tenant to add a further 6 years term certain and upgraded environmental performance of the building.

The team has successfully extended the lease term with the existing tenant to an unexpired term of 15 years, up from the 2 years unexpired to the break option. Significantly enhancing value and liquidity and upgrading the ESG credentials of the building.
